Single room for rent, could fit a double with a bit of jigging around.

The house is centrally heated with radiators in every room.

The only things you will need to pay for are your food and personal items. A fair use policy regarding the electricity and water are also in place.

I have a pet dog. No smoking in the house, outside only ( this applies to everyone, no exceptions including my parents!! )

Dont mind who has the room as long as youre pleasant, and trustworthy, will muck in with a bit of housework, look after the house and wil clean up after yourself.
