Double room near Waitrose Park and Ride

We are a friendly relaxed household looking for a replacement for our lovely housemate Natalie who is moving out at the end of July to go to Australia. We mostly do our own things but do often hang out together too, and would be looking for someone similar. Must be comfortable with having a dog in the house.
* Double room (3.3m x 2.8m) and is fully furnished including double ottoman bed and hybrid mattress
* with own shower room (not en-suite but adjacent)
* Shared use of lounge and kitchen
* Kitchen fitted with gas hob, oven, microwave, dishwasher and washing machine
Comfortable and spacious period property
* Very well maintained communal gardens, storage building , on site parking and bike store
* sharing house with owner (43, male), one other lodger (24, female) and a one year old Labrador . My current second lodger is moving out at the end of July.
* Located a very short walk from the Park and Ride at Tregurra/Waitrose
* Plenty of parking available adjacent to the property

£525 per month, all bills and Council Tax included, £250 deposit, flexible lease terms on a rolling basis. I would be looking for a non-smoking professional lodger, preferably without pets.
