Private studio room with it's own entrance and private enclosed garden with storage. Situated in Wadebridge town centre about two minutes walk to the shops.

The room is fully furnished and includes;

Sitting area with three-seater sofa and side tables. Wall mounted smart television. Small double bed and chest of drawers. There are storage drawers in the bed also.
Kitchen area with built in oven and storable induction hob. Microwave, kettle, toaster and fridge/freezer. Dining table and chair. Further chest of drawers.
Shower room with shower enclosure, sink and toilet plus heated towel rail.

The studio comprises the ground floor of my house, I live above, on the first floor. The entrance is separate to mine, via the opposing street, and there are no areas which are shared.

The garden is private, enclosed and includes an empty storage shed.

All bills are included and the TV includes subscription to Netflix.

I DON'T HAVE ANY PRIVATE PARKING. There are residential streets nearby where it’s usually possible to find a space relatively easily but will involve a short walk. No washing machine facilities.

Please note that whilst the studio is completely private it is not categorised as an individual apartment with its own address etc., nor is it soundproofed from the rest of the house so it is much the same as renting a room in someone’s house, just without any shared spaces and with its own entrance and garden.

No security of tenure.
