Room available near University Area Belfast

Hey all! I'm a 30 year old freelance seamstress from belfast - gonna have a room available close to the center of Belfast from the end of january
Council tax is included in the rent

The house is spacious, with broadband internet and oil heating - there's both a garden to the side and a patio out the back, and you wouldn't be getting one room for the price, but two! The bedroom itself is small but there's an adjacent room beside it that would be yours as well to do what you wish, whether that's an office, crafting space, gaming room, or just somewhere to chill out!

I would prefer either a female and/or LGBTQ+ housemate, and would super appreciate someone who cleans up after themselves (there's been mess issues before and this reflects in some of the photos - part of the reason the room isn't available immediately is so that I have a chance to clean up 😭😭)

Other than that, I'm quite easygoing and willing to be as social or as out of the way as you would be comfortable with, but I do really love the occasional natter over a cup of tea so if you're also that kind of person that's a bonus! And I have a fixed indoor cat at the property so would appreciate someone comfortable with cats!
