Single room in clean, tidy, comfortable house

I am a single female and live in a quiet, comfortable, clean and tidy house in Bearpark, DH7 7DL, which is on the 10-minute, bus-route to Durham City bus-station. Student bus passes are available for local bus travel.
I have a clean and comfortable spare room to let on the first floor of my home, furnished with a bed, chest of drawers, clothes-hanging space, shelves, desk and chair. There is a bathroom on the same floor with over-bath shower. I live downstairs with my own bathroom so you would have the bathroom mostly to yourself. There is access to wi-fi as well as to the living room, garden and kitchen with washing machine, cooker, fridge and cupboard space.
I charge £315 PCM for students, utilities and wi-fi included, £340 PCM, to include wi-fi, utilities and council tax, for non-students.
I live alone in the house and generally only have one housemate at a time, on an annual basis, mainly a Durham University postgraduate or mature undergraduate student.
I am a retired languages schoolteacher and have also worked as an administrator in the National Health Service. I have lived and worked abroad. I have four adult sons and two toddler grandsons. I am friendly, sociable and easy-going. I like reading, writing and painting in my spare time, as well as visiting local places of interest.
My house is on a quiet estate just to the west of Durham City. There are a couple of convenience food stores a couple of minutes walk away. There's also a bus stop into Durham city centre just a couple of minutes away.
I am looking for a quiet but sociable, clean and tidy housemate.
