The house is modern and will have use of all utilities including washer, dryer and dishwasher. Broadband is 80mb unlimited. Living room has BT TV and Netflix.

I am a working professional and am looking for someone relaxed but reliable. I will respect your space as you will mine. I would ask that consideration is made to keeping things clean and tidy.

I have two dogs who love people - I also have a number of reptiles. Don't worry, they can't escape! The dogs can though so I would ask that care is taken with them around doors. They are gundogs so love nothing more than to chase a scent.

There's always space for small pets, I am allergic to cats, so they are off the list.

£335pm includes all the bills but not food. In the past I have had lodgers spanning around 8 years. I always carry out background checks for both our benefit and I am happy to give you references of previous lodgers as well. This will be carried out by a third party and may involve a credit check as well as ID and referencing. Moving in can't take place until this is complete for our mutual protection.

The most important thing when renting from a live in landlord is being able to get on and so I always ask for anyone interested to come and have a look and then take a little time to reflect for us both to decide on if we would get on. I take no offence at anyone who declines the room after seeing it. I am also happy with an initial period to see how things go..

When I am in the house I am mostly gaming, watching TV series or having a few friends over once a week. It is not a party house in the slightest.

Lastly for mutual protection I ask for a rent a room agreement to be signed.
