Furnished double room in well-looked after home

I have a double bedroom for rent in my house that will be free from around the beginning of November. It's £400 pcm for rent (all bills are included). It's a nice, warm house, in a decent area of town (postcode is DH1 1DZ), and is fully furnished. I'm renting out the two double bedrooms on a causal basis while I am working abroad. There is only one other tenant/resident in the house, she is a PhD student working in the Department of Physics.

The bedroom has a double bed, chest of drawers, built in wardrobe and blackout curtains over the large window overlooking the back garden. The whole house has double glazing (mostly 1-2 years old), good central heating, fibre broadband, a dishwasher & washing machine int he utility room. There's an upstairs bathroom with a shower over the bath, a toilet and a sink. There's a second toilet downstairs. There's a driveway with room for two cars and a garage for bikes etc.

Ideally, I'm looking for a grown-up professional that will take good care of my house while I am away. We have family close by to help with upkeep / emergencies etc.

House rules:
- No smoking (anywhere on the premises).
- Small pets may be considered.
- This is a quiet are of town and the neighbours are lovely, so please keep the noise down, especially at night.

Short term lets of less than 3 months will be considered at £500 pcm.
