*****Comfy single room available *for a professional* in a lovely house in the very centre of Durham. 1-year contract only, from start of August 2024 to August 2025****

Hi, me and my housemate (both final year PhDs) are looking for a third person to join us in our house at Magdalene Heights (very top of Claypath, opposite Hild Bede - 10 min walk to town).

**We are searching for someone who is graduating but staying in Durham/a professional/finishing their PhD in a few months like us, so council tax can be shared**

Rent is 400pcm without bills, and with bills it'll be around 600 (bit lower in the summer months).

The tenancy starts on August 8. See pictures attached for the room available and the bathroom which will be shared with my housemate downstairs, as well as other parts of the house. It has a washing machine, dryer, dishwasher and other appliances. There is a balcony adjoining the living room (upstairs), a front garden and a spacious back garden.

We are mature students, and would like someone who is clean, responsible, relatively quiet and treats the house well. Both of us are very happy to socialise yet also value our quiet time.
