This pretty Georgian farmhouse is located on the edge of Carlisle, UK in a peaceful semi-rural hamlet, postcode CA3 0JS. Parking is in the courtyard, alternatively, the street.

It is just a few minutes walk away from amenities and it is about a 30 min walk to the town.
Hairdressers and beauty shops all less than a 5 minute walk away.
Large Morrissons superstore 20 minute walk away.
Cumbria University-Brampton Campus 15 minute walk away.

Bus links into town and other areas - Bus stop is 5 minute walk away.
Approx. 35-45 minute walk to the train station or a 10 minute drive.
Cumberland Infirmary Hospital is approx 12 min drive away.

ROOM
Large double Room 1 (21sqm)
Large double Room 2 (16sqm)

All rooms have high ceilings (3m), big sash windows and period features. The rooms are spacious compared to average double rooms.

I can consider a MON-FRI LET or 7 DAYS. Short or Long term. 3 to 6 months with potential possibility to extend.

PETS
I can consider small animals. I can accept a cat if fully litter trained. Currently a large quiet friendly dog lives at the property.

- Large Four-bedroom house - Partly newly refurbished with new carpet and decoration. (Each room has high ceilings and is furnished with a king size or double bed, wardrobe, desk and chair, furniture can vary slightly according to photos)

- Bathroom 1 (including toilet, basin & shower)
- Separate toilet in the washhouse with a washing machine.
- Dining room/living room (including tables & chairs, tv and sofa)

- Kitchen (including cutlery, pans, crockery, range cooker, oven, microwave, air fryer and fridge freezer)
- The separate washhouse (including washing machine, iron & ironing board, vacuum cleaner and WC.)

SERVICES
- All bills included are broadband, gas, electric, water, and council tax (Band E.). Cleaning is included in all communal areas (Vacuuming/dusting). The TV licence fee is not included in the rent and will be up to each tenant to pay if you keep a tv in your room.

FLATMATES
I’m Elina. I have a large friendly dog.

There is a private enclosed field/ large garden with a picnic table and possibility for an allotment. Preferred housemate(s) would be considerate, friendly, and respectful. I consider a working professional, and/or quiet student. (15 min walk to campus.)

Smoking/vaping is allowed outside.
