Lovely views & parking in centre of town

Living Room

My live-in landlord is moving out to live with his partner, so I need a nice new housemate.
Rent includes all bills and the house has a shared living room, kitchen, bathroom, plus downstairs toilet. We have broadband, washing machine, all the usual essentials.
It's a double room, with big built-in wardrobes, bed with lots of storage and lovely views over Kendal.
We are in the town centre, set back from the main street in a cute little courtyard.
There's a designated parking space in the private covered carpark and I don't drive, so this would be yours.

I mostly WFH, for a Children's Mental Health Service. Evenings/weekends I like to relax, whether that's reading, watching Netflix, out exploring, walking/swimming in the Lakes, or going for a few drinks with friends.
It'd be a plus if we like watching some of the same things, could swap book recommendations or talk music, but honestly, opposites sometimes work as housemates too! As long as you're polite enough to swap niceties, I'm perfectly happy to keep to myself if that’s what you prefer.

It's a very quiet courtyard, so whilst dancing in the kitchen is always encouraged, we need to be mindful of noise late at night etc. I don't tend to entertain/host at the house, but you would be welcome to, provided you're respectful and it's not too wild! Just hoping for someone reasonably clean and tidy with consideration for others :)

I'm looking at getting a cat over the next few weeks - I'd take full responsibility for looking after them, but you'd need to be OK with them being around.

Deposit will go into a Deposit Protection Scheme, so you know it's secure.
Lot of stairs inside and out, so not accessible for anyone with mobility issues unfortunately.
