Double room in a modern cottage in a quiet road!

Double room (3,40 X 3.76 m), fully furnished (some flexibility choosing furniture!). Has a very funky, large built-in wardrobe. View to very green, sheltered garden.
Modern bathroom. Possible shared use of office-type room, at small extra charge.
Ground floor consists of porch, large, light, modern kitchen and equally spacious lounge with patio doors leading to, strangely enough ;), a patio and sheltered, verdant garden (with hammock on sunny days) and large garage (available for storage at small extra charge, dependent on how much!)
I live in the property but as I sleep in the loft room, and will frequently be away, the property will mostly feel like your own. Occasional shared meals and film-watching would be great though. I am easy to get on with a young outlook. Having done a lot of workaway volunteering, I am used to different ages and backgrounds. Important to me is calmness, consideration and respect for the house. I am not super fussy by any means but do want to maintain a reasonable level of cleanliness.
Happy to consider couples but price would obviously be higher. Between 550-600, dependent on bills.
The house is on a quiet road, one of the widest and leafiest in the area but only a short walk from lovely Penrith! Handy for M6 too!
Council tax and broadband are included. Paid at the beginning of the month. Water, gas/electric to pay as per usage-just to allow for the fact I am often not here! Presently usage at £30 water (on meter) and ca £60 gas and electric. Clearly I would be paying a fair proportion of the bill, depending on how long I had spent at the property that month (we could record this!). I am fair, upfront, chilled and honest.
I would consider a reduction in rent for anyone good at gardening/handyman-type jobs too.

The possibility of renting an extra room or even the whole house could be discussed.
