Covid-19
Viewing, during the pandemic. One of the tenants will show anyone who is interested in the property around the house and the vacant room. While all communication with the landlord will be by text or email.
Location
Queen Street is a nice quiet residential street. It is a ten minute walk to the train station and college one direction and the town centre in the other. At the end of the street are two popular pubs with good beer and food. And where Queen Street meets Newbold Road, there is a modern Spar for all your essentials and several takeaway food outlets if you don't fancy cooking.
The House
The house is a large Victorian semi detached house which means that there is a large hallway and that the rooms are generous with high ceilings. There is a self contained flat in the basement. On the ground floor is a large shared kitchen with Magnet kitchen units, two hobs and two ovens, a washer drier machine, a sink, a breakfast bar and loads of storage. Off the kitchen is a rear hall and off this is a downstairs toilet. There is also the back door which leads into the courtyard where there is seating and drying lines.
Also on the ground floor are two bedsits and a shower room and toilet.
On the first floor there are four bedsits and a bathroom and toilet. That makes three toilets between seven people.
On the second floor is the remaining flat.
The communal areas are cleaned each week by our very own reliable cleaning staff.
Out the front is parking for three cars.
The house benefits from a new central heating and hot water system, has been completely rewired, there is a new modern fire alarm system that is regularly serviced and we are registered and approved by the Council Housing Department as an HMO.
The Room
The room we have to let is at the back of the house.
It has a range of Magnet kitchen units including a built in fridge with freezer compartment in one and a wash hand basin and loads of storage space for pots and pans and all your food. So no need to worry about other tenants using your milk or eating your eggs. There is also a micro wave cooker, a toaster and a kettle so you would be pretty much self sufficient, certainly in terms of breakfast. In the room is also a double bed, a wardrobe, and chest of drawers, a desk and chair suitable for homeworking.. Most of the furniture is from IKea to give the rooms a modern clean look. There is also a comfy chair to relax in.
Cost and Bills
Council tax, heating and lighting and hot water are included as is broadband. There is a £1 coin meter in the room that pays for the electricity used by any items that are plugged into the sockets, such as fridge or TV. Typically this is charged at cost and might be £10 a half year. There is a TV point but a TV license is not included in the rent.
Landlord
We are live out landlords but very hands on. We are members of the National Landlords Association and take our responsibilities as landlords very seriously. We aim to provide accommodation of the highest standard and maintain it to those standards.

Our current tenants are all lovely people some of whom have been with us for years. Three work in the care, sector, one in beauty and hair care the others are young professionals. We are looking for a quiet young person who will contribute to the friendly atmosphere of the house.
