This property, a modern flat in a converted mill, is about 30 mins commute from Manchester Piccadilly (the property is around 5 minutes from Broadbottom station). You get the best of city and country life, also being just a short drive from the Peak District (though there are plenty walks on the doorstep too). As well as this small double room (approx. 3.75m x 2.04) bills are also included (water, electric, super fast BT fibre optic broadband and council tax) and access to a large shared open plan kitchen/diner/lounge, balcony and bathroom that includes a separate large bath and shower (no food or other similar items are included however). I also have a doggy so will need to be someone who's OK with dogs (she's quite big, but she's lovely and really good in the house). You could live here without a car but the buses aren't the best so I'd probably only recommend this flat to those who have their own means of transport. Although the flat only has one allocated space which I am using, there are other spaces/places to park extremely nearby. I'm not a smoker and don't want anyone to smoke in the flat, but happy for you to do this on the balcony.
