PEVERELL – Mature Student or Young Professional wanted for lovely, large, sunny room available in fully furnished, 6-bed shared house at 44 Peverell Park Road. Friendly, sociable atmosphere. Large sitting room/kitchen. Oven, hob, 2 fridges, large freezer, microwave, washing machine, tumble dryer, etc. Full Gas Central Heating. Bathroom with shower. Separate shower room. Two loos. Super fast wifi to all rooms.

The sunny, southwest-facing, room is downstairs at the front, room size 4m X 4.5m plus a large bay window area – carpet & IKEA blinds, double bed & mattress, wardrobe, chest of drawers, desk, chair, etc. Decorated in neutral colours. Rent is £425 per month, (£98 per week).

The other tenants, 2 females and 3 males are aged between 22 and 33. Two Masters/PhD students. Three working professionals.

The pic of the outside of the house gives you an idea of the type of property. Classic 1880 with lots of original features like ceiling covings, fireplaces, grand staircase, etc.

There's also a sunny rear garden with sitting area and BBQ.

The house works well in terms of sharing space and facilities, and use of the sitting room/kitchen with cable TV, etc.

The monthly rent includes: Water rates, Council tax, Wifi, cable TV, communal TV licence, gas & electric.

There is no lock-in period on the tenancy but a minimum of at least 6 months commitment is preferred. The deposit is £250 although a suitable guarantor would avoid the need for a deposit.

The house is a licensed HMO and the landlord has been accredited by the South West Landlords’ Association.

Peverell is a good residential area. And is only a 5 minute walk to Mutley Plain, which has a lively (in normal times!) nightlife and a wide range of shops, etc. There’s also a bus stop right outside the door, if needed. It’s a very handy location for access to Central Park, the Life Centre & other facilities; the University; the City Centre, Derriford Hospital & Business Parks, and close to the main A38 Devon Expressway route.

Parking is on the street; no restrictions, no permits.
