A single room in a peaceful house

Hi ladies,
I have a cat so a pet friendly person is a must.
I’m looking for a quiet female student lodger who will be the only logger in a townhouse close to Meyrick Park. BH2 area.
The room is on the first floor and it is not decorated at the moment but I will prepare it as soon I find the chance..
It will have :
£400 per month bills included , £450 per month between 1st Nov&30th Apr.
1- A single bed
2- a side drawer and table light
3- a small computer desk and a chair
4- a drawer
5- a small cupboard
You will have your own fridge in the kitchen.
The priority is the one who spends most of time outside.
I work for network rails mostly from home but I also travel for work so you need to be comfortable to be on your own when I am away.
A clean, polite and quiet tenant is what I am looking for.
I prefer to let the room for 12 months. Sorry not suitable for short term.
