I’m looking for a flatmate for the spare room in my two bedroom flat.

I'd prefer someone to take it for 6 months or more.

For the right person, you could move between the start of January and early February.

The room is furnished as you can see in the pictures.

There is also a combined living room and kitchen that has everything that you need in there.

There is a good broadband connection and the price includes all bills.

You would need to be a relatively quiet and self-reliant individual; certainly someone who does not want to blast out the sound of a television or music regularly. I am an artist and like to get on and get some drawing or reading done mostly in the evening and so this room could perhaps suit a student who just wants a nice calm and quiet place to get on with their studies, or else it would suit a relatively quiet individual.

The room has a good sized table in it that is suitable for putting a computer on it and all the basic furniture that you need. There’s a fair bit of shelf space in there, and the wardrobe is built into the wall.

I’m 45 year old friendly and easy going person and I’m also understanding and respectful of other people's space.

I'm currently spending a lot of time drawing comics and storyboards, so whilst you don’t have to be at all interested in that sort of thing, you’d need to at least be sympathetic to it.

As to the parking situation, I don’t drive, but it ought to be possible to get hold of a means to park near by through the council if necessary.

However it’s a very good location for walking around Brighton. To get down to London Road takes just 10 minutes. To walk to Brighton Train station takes 20 minutes, or you can catch the bus which is very near by. Preston Park is a 10 minute walk away and Preston Park train station is only a 10-15 minute walk away. You can also get to Hove train station in about 15 minutes and Hove beach 20-25 minutes.

I've said I'd consider smokers, but to be clear, I don't smoke and I would not allow anyone to smoke inside the flat.

Finally, although on the map, from the postcode, it looks a bit close to the trainline, the flat is actually close to the junction of Highcroft Villas and Dyke road and so a good distance and up the hill from the trainline, which cannot be heard at all! So don't worry about that.
