Large double bedroom to let in our distinctive house - a characterful modern warehouse conversion thoroughly renovated to a high standard. Part of a small private gated development set apart from the street between Preston Circus & Preston Park, we are a quiet, secluded & secure spot in the centre of Brighton..

Situated in a lovely part of town, convenient for many parts of Brighton & Hove - "Location, location, location" and all that. Two minutes walk from Preston Park & Preston Circus, ~5 minutes to North Laine, <5 minutes to London Road Station & <10 minutes to Brighton Station. The place has previously suited both commuters & city centre workers very well indeed. Safe off-street racks/storage for bikes, and no waiting list for resident parking permits (Zone J).

Sharing with gay male live-in landlord - 42, smart, relaxed, left-leaning, bookish, newly single. Like to think I'm pretty relaxed, chill & easy-going. Maybe I'm a bloody nightmare but everyone's been too polite/terrified to say so, or perhaps there's a chance I'm so excessively relaxed that it's nightmarish..... I'd say I'm a good sort, quiet and quite self-contained, far from demanding, high-stress or in your face; I want home to offer the most it can by way of comfort, and for you to feel as comfortable as possible here. Even if I'm a bit of a prick, having a live-in landlord does mean the place gets looked after properly, any issues are addressed quickly & personally , and your landlord actually gives a toss, which I always preferred when renting.

Very happy with the place being the largely quiet, relaxed space it is - this is certainly not a party house, that said we all have our moments. Personally speaking my noise is largely either dog-based or a function of my being a clumsy bastard. Noise has very rarely been an issue, and any is even less noticeable since decent doors with acoustic seals were fitted last year.

Lockdown was largely spent improving & decorating - I do love a spot of DIY, handy homosexual here - so the place is currently in particularly smart form. I'm relatively clean, tidy and always hope to share with much the same. Realistically far from perfect - clean though not always the tidiest maybe. My mess is largely composed of dog hair and empty mugs over a low-level baseline of half-finished/ongoing gardening/DIY projects. However we have a brilliant weekly cleaner who tackles the worst of things, and helps us keep the place in good order. Current housemate - 32 year old straight girl - is a darling, and I'd say even lovelier & more chilled and myself.

Also resident one much-loved 10 year old female chocolate Labrador - so obviously dog lovers are ideal housemates. We have always been a very dog friendly house, and I will always consider a lodger with a pooch if the whole pack (them & us) get along. The place has been a very fun three-hound house in times past. Less 'dogs considered' than 'dogs preferred'.

Interests include gardening, books, music, film, food, wine, gym, yoga, theatre, rampant homosexuality. I live on radios 3, 4, 6Music & plenty of novels. Large library, flat screen TV & Mac-mini in sitting room. Buckets of kitchen & bathroom storage, all appliances & facilities you might expect/desire.. Front entranceway packed with plants, cosy but seriously planted back patio garden, and countless houseplants. Do like the odd plant.

I have two bedrooms that I've rented to lodgers for many years now and have had some wonderful previous housemates who have become firm friends. I aim to keep a safe, friendly and welcoming house - when it has worked well a proper home for other thoughtful & together folk, often LBGTQ but by no means exclusively - some super straight/bi folk have been much loved team members. Shared houses work best as a positive, respectful & spirited team effort. Physically the place is a sizeable family home, so "shared space" is just that, "make yourself at home" means just that.

All utilities included in rent - council tax (band E), gas, electricity (fully renewable), water, super-fast broadband (shit-hot WiFi & even better LAN), tv licence, lovely weekly cleaner & dog privileges. It's an straightforward all-in proposition, which I've always found much the easier way.

Both lodgers share the one main/family bathroom upstairs which is recently fitted; I have my own en-suite so this means one bath/shower between two of you.

Ideal are professionals/fully-employed, but again open-minded and fully considerate of individual circumstances. All manner of situations have been made to work well. Housing benefit recipients have been some great housemates over the years, so no prejudice in that regard. Strictly no tobacco smokers. All combinations of genders/identities welcome - that said, Tories, Brexiteers, Covid-deniers & anti-vaxers will be decidedly frowned upon....

I've not rented to a couple from the start, but my most recent lovely lodgers were a couple of gay girls and it worked out really well, so am more open-minded in this regard than before. My lodger's girlfriend (who by then we knew and loved) moved in when the smaller room became available, and the two of the used this as a study/sitting room. This meant they had more of their own space, and I still had 2 lodgers. Not sure how it'd work out with a couple in this room alone, but open to suggestions. Rent would be scaled up accordingly, the bills are already eye-watering what with the economic shit-show of the last 18 months, cost of living crisis, fucking Tories etc etc

Room available 12th Feb (could maybe push this even sooner if required), deposit 1 month's rent in advance, 6 month minimum - longer term is always better, friendlier & less disruptive for house/team.
