Double room in loft conversion.

This is a large double room at the top of the house. The room is available to rent to a FULL-TIME STUDENT. Previous tenants have been studying for an M. A. or a
P. hD as well as foreign language students.

I am looking for a friendly, considerate person who respects people’s property and space; someone who keeps the kitchen and bathroom clean and tidy. I prefer the tenant to be out studying at college or university for at least part of the day.

The room is light and spacious. There are 2 filing cabinets in the room, which I occasionally need access to. The room contains a double bed, wardrobe, dressing table, mirror, table and chair. There are shelves for books, ceiling lights and lamps.

The house is well decorated. It has a fitted kitchen with a washing machine (no dryer). The tenant has access to the kitchen, a large bathroom with a stand-alone shower and the sunroom, which is an extension to the kitchen and where we usually eat. The sunroom looks out onto the small garden at the back of the house.

The location is good for access to the universities with buses from Lewes Road and Ditchling Road to colleges in the centre of the city. There's a regular bus service into the centre and it's a short stroll to The Level and the North Laine area of Brighton. Sussex and Brighton Universities are also easily accessible by train. A 5 minute walk takes you to London Road Station if you need quick connections to Brighton, Falmer or Lewes.

A former radio producer and gardener, I am now retired although I continue to do do some gardening for private clients. One of my hobbies is Latin American and ballroom dancing. I rarely eat meat just occasional free-range chicken. I am not keen on take-away burgers being brought into the house. No hot food to be eaten in the bedroom.

I am interested in the protection of wildlife and the environment. I try to reduce my impact on the planet by recycling, turning off lights and not leaving equipment on standby.
