Room with a view, available now

Pleasant room available March 1st in warm & friendly Hanover house. The room is simply furnished with queen size bed, clothes rail, large chest of drawers & built in desk. The room has a lovely view over Brighton and gets afternoon and evening sun; the house is clean and recently decorated, we have wooden floors, large kitchen, washing machine, bath & shower, fast wifi and a lovely sunny garden.
The area is safe and friendly with lots of local shops, pubs & cafes and 5 minutes away from Queens Park. We are very well situated, 15 minutes walk from the town centre, beach and railway station and 5 minutes walk from most major bus routes. The university is 20 minutes away by bus and buses run every 10 minutes.
The rent includes all bills, £130 per week payable 4 weeks in advance, and I would need 4 weeks deposit and 4 weeks notice when you leave.
I am looking for a female who will do their share of the cleaning and who can be respectful of everyone's space.
The room is not suitable for couples and I'm sorry but I can't accept HB.
