Small double or single room in central Brighton

We have an unfurnished room available in our home situated a 2 minute walk from Brighton Station. The room could either be a small double or a single if you'd prefer more space (dimensions are 11ft by 9ft). It's in a great location, being very close to the station and all the shops and restaurants in the lanes. You will have access to a kitchen/ diner with a balcony. The bathroom will largely be for your use only although shared if we have guests. There is a living room but my partner (Laurence) and I tend to keep this space private as it's where we spend most evenings.

The price listed is including all bills, but we will re-evaluate this in winter as we have only lived here a few months so we're yet to learn what the winter bills will be like. This means it may go up slightly during the winter months but we imagine this will be marginal.

We like to have a relaxed house so we think this might particularly suit someone working, or perhaps mature student/ post-grad.

We have two lovely greyhounds (Amber and Leo) who are friendly but also very lazy. They love to give a warm welcome when you arrive but other than that you'll probably just find them snoozing somewhere so they're not too much of a bother!
