We (it is Bart & Roza) are looking for a decent flatmate for our 1st floor, two-bedroom flat. The room is located in the attic, together with a separate bathroom (bathtub with shower + your own toilet), a built-in wardrobe, a big bed, and three windows giving plenty of light during the day

The house is situated in the Fiveways area, just 30 seconds walk to the nearest bus stop on Ditchling Road (50/46/26 line). Within 20 minutes’ walk to the beach or 10 minutes journey by bus. It's a great place as you have co-op shop just around the corner together with a wine-shop, pub, convenience store, Italian restaurant, Chinese and Indian takeaway, bbq grill, veggies shop, HSBC bank, and BP petrol station just down the road.

Outside the house, there's a free motorcycle bay. For car owners, you'd have to apply for a permit from the Council (car spaces can get quite tight in the evening hours and traffic wardens are always around).

In terms of sharing the flat, we would share the kitchen and its cooking utilities. So washing up after yourself and rota based cleaning/mopping/hovering is MANDATORY.

You'll have almost a whole fridge for yourself as we have a separate one, occasionally we may pop in a couple of extra bits but your food is safe. No thieving gremlins at this property so don't worry ;).

The washing machine is located in our bathroom but arranging laundry times/use of drying racks was never a problem (unless you decide to run the washing machine at 7 am or 9 pm then it will probably become a problem).

There is no agency involved, it's private and it works on trust BUT we will ask for a full deposit this time. Sadly our previous flatmate used our good hearts and we didn't take the whole deposit as she was a broke student at the time of moving in. Now we have to suffer the consequences.

We will take a deposit of 450 pounds to cover rent. This is not negotiable.

If you ever wish to move out from the property this deposit will be used to cover the last month of your stay.

Absolutely no house & benefits or student. Period. We are sorry but our trust is down after the last events so be prepared to produce a recent payslip to show that you are actually employed.

Single professionals would be preferred (sorry, but the room is too small for couples).

We are looking for a person who understands the basic principles of being an adult. For example that taking out shared trash/bin, recycling, cleaning, hovering the main corridor/staircase, or the kitchen is necessary as paying rent/bills ON TIME without the need of being constantly reminded.

We state that at the very beginning because sadly the previous flatmate couldn't understand the basic principle of living in a shared flat as an adult (on top of that, she tried to 'leg it' when rent was due, also two months before minimum term…).

NO HOARDING. Keeping trash/bins in that room is not allowed. I know it may sound kind of obvious but for some people, it is not. So again no hoarding, garbage, dirty plates, your mate's boxes etc. It's not a storage unit.

If you like marihuana, that's fine with us as long as you don't bring it/to smoke it in the flat. We simply wouldn't want to find you on the floor at 3 am burning your pizza in the oven with a fire alarm going off as your drunken ' boi ' mate goes through our fridge and drinks every single beer that's available. That kind of behaviour is unacceptable.

Same as bringing your partners at night DURING THE LOCKDOWN. We are very open but at the same time, please use common sense. I know, that sounds obvious but had to be reminded as once again some people don't get it.

We don't mind you bringing a guest but sneaking in partners after midnight every other night to do adultery during a government lockdown is not something we would appreciate. (Common sense?)

To conclude, it may appear silly to even mention all the above but living over 12 years in Brighton taught me a lot about human misbehaviour.

We don't care about your race, nationality, sexuality etc. Just be an honest & decent human. We are not asking for a lot. That's all.

We are planning on having socially distanced viewings. You must supply your own mask and gloves if you wish to visit.

The room is available now for viewing and you could move in probably late afternoon on the 18th of November.

The monthly rent is £450 which included 300Mb WiFi virgin media internet (not wired, just WiFi).

Electricity & gas is paid monthly based on the smart meter so it's shared fairly, water bill comes every 6 months and council tax is £50 per head, paid every month.
