Seeking family with 4 or 5 year old

My 4 year old son would love to have a playmate, a "brother" or a "sister" to grow up with. Either 1 or 2 rooms available.

He loves vehicles and the outdoors. I have two spare rooms, one with a double bed (£420) and a smaller child's room with a single bed (£300). You could rent either just the large room (and squeeze in a small bed), or both. I am seeking a family whose dominant language is English. It's a non-smoking house, and you can park in the drive. We can share child-in-bed babysitting duties in the evening, so that we can both go out.
