Double room in two-person flat, central Brighton

Hi! I'm looking for a new flatmate for my flat in central Brighton, as my current flatmate is moving out to buy a house.

- The flat is a few minutes walk from Brighton station, so it's ideal if you need to catch the train (e. g. sometimes needing to commute into and out of London for work)

- Both bedrooms (mine and the one that is free) have bathrooms of their own

Officially the flat is unfurnished, but, my current flatmate is offering to leave much of their furniture behind (bed-frame, sideboard, etc etc), and our communal area (kitchen & living room) will keep all the furniture we currently have.

Bills (council tax, water, energy, and wi-fi) currently come to around £262 a month, per person. This is split £200 for energy, £44 for water, £245 for council tax and £20 for internet.

On the energy cost - my current flatmate works from home around 4-5 days a week. If you aren't planning on doing the same, this *should* go down!

The property is band E, with council tax coming to around £250 a month in total/£125 a person.

NB: Total rent for the property is 1665 per calendar month, but, as the rooms aren't equal size the rent is split 40% (for the spare room) and 60% (for the room I'm in!).

However, when myself and my current flatmate moved in, we split the deposit 50/50 - such the total deposit is £920 per person. I'm happy to discuss this if you want :)

As for me - I'm a queer/trans Software Engineer that works in/adjacent to video games. Usually I work in an office 5 days a week, Monday through Friday. On rare occasions I do work from home, but this is rare, and I have a desk in my bedroom for this reason.

In my spare time, I often like watching films, TV, and (given my work) playing indie video games. I can also often be found going to friends places for board games, at local shows/gigs, and going for little walks around Brighton.
