AVAILABILITY
We have just let one room but still have one available.
It is a double room (with a partition), also on the top floor, but to the front of the house, rather than the rear,
The views are great, opposite the bowling green of Alexandra Park.
Would suit a clean, quiet and tidy professional, other than that, we welcome diversity!
LOCATION
The room is located in a friendly and peaceful community.
This elegant house is nested in a popular Stucco Fronted, Regency Terrace.
The stunning undulating Terrace is an architectural exemplar, built in Hastings in the mid Victorian age, opposite a Grade II listed Victorian Park, inaugurated by Queen Alexandra.
It now now attracts a fabulous arty community and has become a sort after residential location for the self employed and vibrant individuals of all ages.
A short distance away, is a large Morrison’s supermarket, reached by a pleasant 5 to 7-minute walk, through the park.
The ameineties of eat @ The Park, Queen's Road, Sainsburys Express and the train station, are also a short walk away.
Ask us to show you the lovely nature walk, that is also a short cut to the Gym, 30 mins away, and we would be happy to accompany you.
THE ROOM - NEWLY REFURBISHED
The 'Sky' (large double £115 p/w)
Second floor front room.
South facing, with lots of sun hence the name, it is split into the lobby, living room and a small bedroom area, with a single bed.
Furnishing consists of a solid Brass Victorian single bed, Wardrobe, Desk, coffee table, Chesterfield suite that sits four.
There is wooden flooring through out the house and Hotel Grade 'Sky' coloured curtains, among other fixtures and fittings.
There is a shared wash basin right outside your door - shared with Lavender room Lodger only.
A shared WC, down one flight of stairs - shared with Lavender room Lodger only.
COMMUNAL AREAS
Bathroom:
The house has one family bathroom on the first floor, consisting of a radiator, two windows and one exit, one big cast iron, Victorian, double ended french bath, one luxury shower cubicle, one large hand-basin, a welsh dresser for toiletries with many draws and cleaning materials.
Lastly, the bathroom has a seperate hanging space for towels, bath matts and extra toiletries in the alcove of an exposed brick fireplace.
The WC is just outside on the half landing.
There is continuous and plentyful hot water and the shower has with very good pressure and two types of shower attachments.
Kitchen:
You will have access to a large kitchen on the ground floor with the following benefits:
1) Individual worktop space
2) Individual overhead and under-the-counter storage
3) Ample plug sockets per resident
4) A fridge with small Freezer, for personal use
Outside space:
On the ground floor there is a south facing front porch with a raise bed, currently planted with Lavender, perfect for making a statement with a lush garden.
Directly off the kitchen, there is some outside space leading to a patio with table and chairs, that in turn, leads to a south-facing garden with more seating.
On the frist floor, the Bathroom leads on to the garden.
WHO ARE WE?
My name is Ryan and I work full time on long shifts, sometimes at night, in the care industry looking after vulnerable individuals.
My partner studies aboard but is at home during holidays and for some weekends during the academic term.
TERMS
'Deposit' - to be paid on the date you move in (equivalent to one month's rent).
'Rent' - to be paid on the date you move in (one month in advance).
'Small Non-refundable Holding deposit' - £100 - to be paid after viewing if you wish us to hold the room. (Goes towards rent once you move in).
AMENITIES:
The house is centrally heated, on a timer.
We have recently installed a new radiators, and a top grade boiler and so piping hot water, with good pressure, available 24 hours a day.
The whole house has been replastered, rewired and redecorated. We are in the processes of completing cosmetic improvements to the external facade.
You will have the use of a washing machine and separate dryer, a coffee machine and a fast, fibre-optic Wi-Fi connection.
PARKING:
On-road parking is available crossing Alexander Park on Lower Park Road or further up on St Helens Road, as well as, further up on St Helens Park road.
Alternatively, you could car pool with anyone on the terrace.
The neighbours are very friendly - there is a feeling of community here.
