Cosy Double Room in Friendly Home

I am a retired teacher and a widow, looking for a friendly, tidy full time working female lodger to share my friendly home with myself and my other female lodger (a teacher, aged 22 years). You will need to be child friendly as I sometimes look after my young grandchildren; aged 18 months and 7 years so please note that this room is not suitable for someone working from home or who’s working nights. I also do not take couples or pets. The date available is approximate as it is dependent on my present lodger exchanging contracts for her new flat.

The room is in a detached house in a quiet road in Clive Vale. It is a 10 minute drive to the Conquest Hospital and a 20 minute walk to the Old Town. It is very convenient for local shops, doctors, pharmacy, launderette and post office and is near to bus routes. There is free on road parking.
The room is situated off the front living room. It is fully furnished with a double bed (4ft), a pine wardrobe, chest of drawers, a dressing table, a two seater leather sofa with manual recliner, television/DVD and a long mirror. The room has curtains and wooden blinds and looks out onto the garden. Bedding can be included if necessary.
There is a large shared kitchen/diner, large living room, a utility room with a washing machine and another utility area with a fridge for your use only and a drawer available in a shared freezer. On the ground floor, there is a shower room with a separate toilet; the shower would be used by yourself and my other female lodger.
The house has central heating and unlimited fibre internet. Cleaning products (not laundry detergent) and toilet paper are also included in the price. There is use of the garden and patio area.
I take in short term students (3 to 4 days) and Airbnb guests. (Not at the moment with Covid) Both stay in bedrooms upstairs and use the bathroom upstairs with myself.
Smoking is only allowed outside. I would require a work and previous landlord/character reference and a deposit of £200 please.
