Double room for veggie/vegan female professional

Hey there,

We're looking for a chilled, non-smoking, clean & responsible flatmate.

Strictly vegan/veggie - please don't apply if this isn't you (nor if you're a man).

Long-term, friendly, working professional wanted.
*This would not suit you if you WFH.*
Preferably over 30, though we won't hold it against you if you're a bit younger. You need to be able to clean up after yourself, be conscious and caring of your environment and contribute to regular house maintenance.

We like this to be a homely, peaceful & relaxed place to come back to where we can chill and enjoy ourselves in an inviting space :) Guests, friends and gatherings are most welcome but this is definitely not a party house!

Not habituals drinkers and although we can enjoy the occasional glass of wine, we prefer a sober environment.

I work as a hypnotherapist and mindset coach, mainly online from home, but also have other work outside. I'm into music, art (one day I intend to get back to painting, and I do have a few from years ago which hopefully you'll like as they're hung around the house ;)), travel, festies, personal development and I'm often in London at wknds raving to psy-trance.

Second housemate, Deni, is also moving out soon so we've also got a bigger room for higher prices available.

Pretty busy with our own lives, but we do like to hang out together too, absolutely like it to be friendly here and it would be super nice if we could make friends, or have the occasional cup of tea or food together...

Most importantly though, we want to keep this a calm, clean (!) and peaceful home. We are looking for someone who is drama-free, and who is capable of adult, honest and open communication.

To keep the place nice and homely we also have a strict 'no shoes' policy.

The room available is an ok-size double with some built-in wardrobe space. It comes with a double bed, cube shelf unit and body-length mirror if you want those.
It's south facing, so very warn and sunny whenever the sun's out :)
Would really suit someone who hasn't got tons of stuff.

The flat is a really sweet place, over 3 floors. There's a cool attic room which is used as a guest/sitting room (as otherwise there's no living room), though you might have to be careful with your head if you're very tall ;)

No outdoor space apart from a small roof space outside a window (was handy during lockdown!), but this is compensated by lots of light everywhere and a 1 min walk to the beach! :)

The flat is in the best area of Kemptown - St. George's right by small cafes, a corner co-op, 2 mins to buses and the hospital. 25mins walk to the station or 15mins on the bus.

Money stuff: £480 before bills, which are currently £140, so £620 all in. You'll need to pay one month in advance and £550 as deposit, provide refs etc (though no agency checks).
