Cosy, bright double room for rent in Kemptown

Hello, I've got a cosy double room available in my house and am looking for a friendly flatmate. You'd be sharing with one other person (live in landlord). The house is a mews house in a courtyard with kitchen, living room, bathroom and two bedrooms and a small area of outside space with table and chairs and also safe space to leave a bike. The room has a double bed, bedside chest of drawers and hanging wardrobe in it, and there's also some space under the bed for storage. There are two large windows with roller blinds making it bright and comfortable. Duvet and pillows are available if required, but not covers and sheets.

The kitchen is well equipped with pots and pans, dishwasher, washing machine, tumble dryer etc. - which are all available for use. The living room is comfortable and bright with dining table, chairs, sofa, piano, lots of books and (soon) a TV. There's also a desk and monitor which I use occasionally for wfh, but I'm usually in the office now so it would be available to use sometimes. I hope that it would feel like home for whoever shared with me. The house is located close to the hospital and to shops, coffee shops and restaurants in Kemptown village. It's about 25 mins walk to the station, 15 mins to central Brighton and the pier and 5 mins from the seafront.

I'm in my early 30s, easy-going and friendly, up for a glass of wine/ watching TV together, but equally I want to look after the house so am looking for a someone who is considerate, clean and tidy. Working professionals or post grad students preferred (though ideally someone who does not wfh everyday as the house isn't huge). Female flatmate preferred.

I'm open to short or long term let. I would also consider Mon-Fri let and would be happy to discuss an appropriate rent amount for that.
