A room is available in a spacious three-floor house in the heart of Kemptown, just a three-minute walk from the beach.

**The house** has a great layout spread across three floors plus an attic:
- **Basement:** Kitchen, living room/workspace, and WC
- **Ground floor:** Living room/reception area (currently being freshened up by the landlord)
- **Top floor:** Two bedrooms, bathroom, and a balcony opening onto a gated mews
- **Attic:** Shared storage space

**The room** on offer is a small room, though there is flexibility to discuss swapping to the medium-large room depending on the situation — open to couples.

**Rent:** £1,600/month total, split fairly by room size — we can work out the exact split between us. Bills are approximately £400/month shared equally, so around £200 each.

**Your housemate** is a musician and artist who is self-employed and works from home. Sociable, into live music and rave music, going out and good vibes — but this is *not* a party house.
