Quiet room in Central Lewes

Hi everyone. I have a spare room with a brand new bed in it waiting for a student or young professional. The bed is a high-sleeper so the wardrobe and chest of drawers are under it. It is extra long so good for tall people (200 cm rather than the average British length of 190 cm).
The bedroom looks onto the garden (which requires some attention!) and the neighbours' gardens, so quiet and light (with a velux window in the ceiling). It is on the first floor; the same room as my bedroom and next to the bathroom. There is a washing machine in the bathroom but no tumble dryer. On the second floor there is a study you can use. In this room, there is a heated air-dryer to dry your clothes. On the ground floor there is a front room with a TV, sofa and log burner. The kitchen is incorporated into this space. There is a dining room next to the kitchen.
The house is a 15 min (max) walk to the train station and a 10 min (max) walk to the bus stops. Tescco's, Aldi and Waitrose are within walking distance.
You and I will both be clean, respectful and honest to each other. You will have the use of a maximix, slow-cooker, induction hob, microwave combi oven, dishwasher. Neither of us will play loud music any time of the day or night out of respect for our neighbours.
The Council Tax band is C but if you are a student you will be exempt from paying it.
