Live again because last person dropped out.

My current housemate is moving out, and you'd be taking their place on the tenancy, which expires in December (at which point I intend to renew).
Furniture: the flat will be largely unfurnished once my flatmate moves out. I have some furniture of my own, but most of that is in my bedroom. I intend to buy a sofa once the move is complete, if you don't have your own to bring.
Appliances: There is an electric oven with 4 hobs and a grill; a washer-drier; and a small fridge. Again, thinking of investing in some of my own such as a countertop freezer, etc.
Bathroom: there's a bathtub with a showerhead, and a toilet and sink of course.
Accessibility: the flat is accessed by two flights of stairs from the front of the house, and one flight from the back. The back garden can also be accessed through the neighbour's front garden. I intend to use the garden space to grow vegetables once I have the tools.
Nearby there are two shops, one about 2 minutes away if you can use the steps on the way, otherwise it probably would take the same amount of time to reach as the other shop, which is about 7 minutes away. The same goes for the nearest bus stops. There is also a small local cafe and a few fish and chip shops. A bus to central Brighton takes about 30-50m depending on the time of day. There's a bus every 5 minutes.
The street is pretty quiet, however the neighbours can be somewhat loud at times.
About me: a 25yo trans gal who's into art, video games, and tabletop games. Vegan and very environmentally conscious. I don't drink or smoke, but I don't mind if you do (however smoking isn't allowed inside), 420 friendly. If you want to be friends I'd be happy with that, but we can also keep to ourselves. However it's important that we can have an open communication, especially about issues we may have with the shared space. No passive aggression!

Documents and payments: there's a £50 referencing fee, and your half of the deposit is £605.50. The agency accepts people on benefits. You'll need a british homeowner guarantor above a certain income. However, the agency is very flexible on this, for example I was able to have two guarantors for myself whose combined income meets the requirements.
