Room to let in Preston area

Hi!

I've been living in this 2-bed flat for a few years now, and my current flatmate (and work colleague) is off to live with his girlfriend. I'd like to keep the place as I absolutely love living here, so looking for someone to take his room.

I'm a 27yr old male working in the cycling industry (marketing), and have lived in Brighton for about 7 years now. I'm a pretty open book in terms of who I'd like to move in but ideally like somebody social and tidy! Not super keen for someone who would be glued to the sofa at all times. If you're a Tory or socially conservative, then no need to apply at all :)

Place is fully furnished (other than the bedroom, although you'll just need a bed as it has loads of built-in wardrobe space) with a nice big corner sofa and TV. Will be repainting the entire flat in the next few weeks so ignore the green walls in the lounge as I'm making those grey and freshening up everywhere else!

Virgin Media all set up including Wi-Fi + TV. Washing machine in the kitchen but no dishwasher.

- Virgin Media (TV/Internet) is £20.25 each
- Gas/Leccy is £24.12 each
- Council Tax is £63.50 each

So with £600 rent (paid around the 6th of the month), it's about £708 for everything included.

Happy to have a chat at the flat and then maybe go for a beer/coffee on the beach or something. We don't need to be best pals ever, but getting along is (obviously) essential! :)

Would have slight preference for a female, as I've lived with blokes ever since uni and fancy a change.
