Single room in Preston Park - BN1

I am moving out of Brighton to Cardiff on the 15th May, so ideally looking for someone to take over my room on the 16th or soon after. The 4 bed house has 3 lovely housemates, two student trans folk of either gender and a cis man, so the space is LGBTQ+ friendly and open to anyone. It has 2 bathrooms, a spare room for storage/crafts, a large lounge, and a large garden. Letting agent is also very good at sorting issues out quickly.

The room is in a nice and very quiet area with an incredible view seeing all the way to the Downs, being just off Dyke road with a 10 minute walk to Preston park train station. Parking is available via a permit on the road. It has built in wardrobes, a desk, shelf and drawer unit making the space very efficient. I will not need the bedframe and mattress so bed can either be left for you or removed, the mattress I bought new when moving in last September.

Rent is £540 a month, with bills being £100 for unlimited gas, water and electric, 900mb/s superfast internet included. It is a student house so council tax won't be required if you have student status, however the other tenant is a working professional and has a discount for council tax if not. Deposit will be £675 and rent is due on the 5th each month, deposit is wrong on listing because it should be capped at 5 weeks rent, however with room size differences this room has cheaper rent while the deposit was split equally 4 ways.

Council tax is band E.
