Short term, single room, cat included

Ad ref# 17111077

About the space:

**Currently available now, but only until 13th May**. Newly available again after the 5th July 2023

Small single / double room available, with technical room for a pull out double bed (theres a single bed underneath the existing).

Live in land lady + 1 female lodger and cat companion. All bills are included in cost.

Probably best suited for student, especially those doing Conquest medical observations/work experience, or those who are in-between accommodation.

The conquest hospital is about a 10-15 minute walk to the bus stop, then a 20-30 minute bus ride to the hospital. The train/St Leonards town is about a 17 minute walk from home.

Length of stay can be negotiated and monthly cost broken down into day rates (rounded up to £19 per night). If your stay is 3 weeks or more, I will ask for the full monthly amount to accommodate bills (monthly amount £565).

I recently moved to St Leonard's after time in Seaford/Brighton and stumbled upon this beautiful old house. We are about a 15-20 minute walk to the train station and seafront, quicker by bike if you cycle. On the main bus route, bus 21. The closest large grocery shop is Asda which is about a 15 minute walk, also on the main bus route and this is where you can catch the bus to the Conquest hospital.

I'm looking for short/temporary lodgers to stay in the small single pink room, from time to time. The room has 1 large window, bedding, towels, a clothes rail and a plug / extension chord. The room is currently being decorated so is half painted at the moment.

The house is very old but with some modernisation (kitchen/bathroom) and some windows are single glazed and tired which means its colder than somewhere with double glazing. Besides that, it's a calm and well looked after space and is becoming more and more like home as I continue to settle in. The neighbours and other residents are super lovely here too and you will likely meet them during your stay

Space is limited here. The kitchen is small and I have very little storage space. You will need to be light in terms of household items that go beyond the bedroom but we can discuss this upon viewing to see what would work best. I have made space for each guest that has stayed.

The living room is huge, with a large pull out table for eating and entertaining. Theres also space to work from a desk, although ideally I'm not looking for lodgers who also work from home as this could be too noisy for other residents.

The kitchen is small but cute, the bathroom is large and lovely. All spaces will be re-decorated over time.

I work from home and am known to engage in the odd creative painting project. I have a small office room I work from in order to keep the living room free.

Sometimes I stay in Brighton (maybe twice per month) with Friends, I might ask you to look after Bobby (cat) from time to time, else I have local friends or a neighbour who can come over to do this - see what you feel comfortable with.

There is a large garden space downstairs which I have plans for turning into a garden/allotment space. You are more than welcome to use and get involved however at the moment it's not much to look at.

There is off road parking outside as well as 1, maybe 2 parking spaces on the property. I dont drive so the property parking space will be reserved for the larger room, whereas any 2nd bedroom would need to park on the road.

Hope that's enough info to start with and looking forward to hearing from you :)
