A choice of two bright, second floor rooms available in a happy, safe and friendly shared house in central St Leonards near the seafront.

One tidy, clean and friendly person per room - sorry, no couples.

Our bright, airy and well-kept home is in an ultra convenient location: In a side street but just two minutes' walk from shops, buses, banks, cafes and takeaways. Five mins walk to the seafront and Warrior Sq railway station.

Both rooms are spacious and bright with tall sash windows.

Room 3 has a view of the sea across the rooftops, and the sun streams through the southe-facing window. It is nicely furnished in a bright, clean style, and has a new 32in TV with DVD player.. I am happy to refurnish it if you prefer. The rent is £610 pcm. It will be available from 4th Sept.

Room 4 is vacant now. It has a brand new bed and all new, Ikea-style furniture and a new TV with DVD player. It also has exclusive access to loft space for storage. The rent is £590 pcm..

Both rooms are on the 2nd floor. Right outside is a small kitchenette on the landing with cupboards, a fridge and brand new microwave, toaster, kettle, crockery, cutlery and utensils.

Next to the kitchenette is a bathroom with bath with shower over, WC, basin, a large airing/storage cupboard and ample shelf space.

On the 1st floor there is another WC with basin. There is also access out to a flat-roof south-facing suntrap terrace.

On the ground floor is a fully equipped kitchen, with washing machine, freezer, microwave, iron/board, a patio garden and a conservatory/dining room.

NOTES:

We have a set of house rules to ensure everyone's safety and comfort. You must agree and sign them.

No objection to a well behaved child or respectful friend staying over now and again.

Sorry no pets as we have a cat. We cannot accommodate bicycles.

Parking outside the house is free from 4pm to 11am Mon-Sat and all day Sunday.
