Female for double room Woodingdean Brighton

I am looking for a female tenant to share my home with. The room is available from the beginning of August. I live in Woodingdean, Brighton.
It’s a bus ride into Brighton – with two services (2 and 22) to the town centre that have stops less than 5 minutes away. Buses going the other way will take you down to Rottingdean but it’s also lovely walk there over Beacon Hill. It’s a pretty short cycle / car journey to Sussex University, Falmer Campus.
There is on street parking and no permit required. Storage for a bicycle.
You will have a large double bedroom and share the rest of the house with one other female (me) aged 57. I'm vegan so would like to live with another vegan or vegetarian.
There is a recently renovated kitchen with loads of cupboard space and a lovely bathroom (no bath but an excellent shower). Bright living room with dining table, sofa, chair, plants.
The bedroom includes a bed and mattress which are less than 6 months old. A mattress protector is provided though you will need your own bedding. The room also includes chest of drawers, large storage cupboard, clothes rail with cover, shelving unit, black out blind and venetian blind. There's plenty of space for a desk if needed. There are lots of plugs sockets in the room and hooks in the walls, if you want to hang pictures.
The back garden faces south and is a real sun trap (when the sun appears). There’s an insulated cabin in the garden, built a couple of years ago, which the tenant is welcome to use for yoga/meditation or whatever.
I have two old lady cats, so sadly can’t accept any other pets. The cats are very chilled and sleep a lot. They won’t pester you but will welcome attention if you give it – especially if it involves a brush. I just need a bit of care with having certain doors open (e. g. kitchen door) so they can move freely in and out of the house. They have a chip operated cat flap.
No smoking inside the house. Fine to smoke in garden away from open windows or doors. I'm an ex-smoker so not judgy about it.
I like the house clean and tidy. I’m not uptight about it – just looking for someone similar who I don’t have to clear up after. During the week I get up around 6.30 am and tend to ‘retire’ to bed to read etc. fairly early.
The house is bright and calm and hopefully can be a happy and relaxed home for someone.
I work part time – some at home, some outside the home. I enjoy learning – mostly Spanish and video editing at the moment, also meeting friends for walks and visiting friends in other parts of the UK.
