Quiet location in cul di sac. Room to rent with wifi/tv/offroad parking/private garden. Netflix on the box. Happy to have couples but due to experience id ask an extra £75 if a couple wish to stay. Everything paid for but a limit on how much i would pay on gas and elec. Current housemate(who is leaving) does not ever go over the bugdet for gas and elec.
