I am looking to rent out my flat whilst I am living / working abroad, so I will hardly ever be here. This will NOT be an assured tenancy, I will still technically be a "live in landlord" however I will be living / working abroad visits will be rare.

I have only recently bought the place so everything is brand spanking new, therefore I need someone sensible, clean and tidy. Male or female will be considered but you must be at least 27 years of age, single (no couples, no children, no pets, no DSS), you must be able to provide a permanent employment contract earning a salary which will comfortably cover the costs of rent (or FTC where the contract exceeds the term of the rental), provide previous tenancy references and pass a credit check. You must also be willing to sign a lodger agreement.

BILLS:
(£1000 monthly includes cost of all bills - this cost is not negotiable)
Inclusive cost also includes weekly clean of flat. However lodger must be prepared to clean up after themselves between weekly clean.

AVAILABLE ROOM:
Double bedroom freshly decorated. New divan double bed, bedside drawers, large PAX wardrobe. Use of an additional walk in dressing room is available to lodger which offers additional storage.

KITCHEN
Modern cabinets with oven & hob, washer/dryer, breakfast bar/stools, fridge/freezer.

BATHROOM
Modern suite with walk-in Shower.

LIVINGROOM
Freshly decorated, brand new sofa and TV.

GARDEN:
Yes there is some garden space!

TRANSPORT:
Scotstounhill or Jordanhill train stations are 10 minute walk away.

5 minute walk to bus stop serving numbers 1, X4 to City Centre in 13 minutes. Number 2 to Byres Road in 5 minutes.
