Double bedroom

I (current tenant) am a third year astrophysics student at the University of Edinburgh, and am seeking a flatmate to share in an 11 month lease in a flat on Spottiswoode Street. The room is a large, furnished double bedroom and the flat contains one bathroom, one combined kitchen and dining room, a living room and lots of storage space. I am currently in the process of converting one of the three box rooms into a study. The property is very spacious, for two people. I am quite tidy and clean. Most days I rise, eat and depart for uni early. In the evenings, I enjoying cooking a full meal and catching up over dinner, and spend the rest of the evening studying. On the weekends, I throw the occasional dinner party. Other interests include linguistics, science fiction and fantasy fiction, cross country, hiking, and cycling.

The ideal flatmate has similar habits: is tidy, enjoys a sit-down meal, doesn't mind an early evening in the week, and enjoys a late evening outwith it--probably an undergraduate or masters student.

The rent is £450 ppm, and although I have not been here long enough to guess very accurately, I expect that the bills will come to £40 ppm, averaged over the year.
