House Share - Large, Bright, Double Room S11

Hi there, I am looking for a female lodger to share my house. Ideally someone who goes out to work, rather than works from home.

The house is located on the edge of the city, on a quite road. The area is safe and peaceful.

Bedroom:
I have a double room available to rent, which is located at the front of the house. It gets lots of sunshine, so is nice and bright. There is a double bed, a large wardrobe, chest of draws, shelving and desk area included.

The Bathroom would be shared with my youngest son when he is home from university. I have my own en-suite.

On street parking available on very quiet road. Local shops less than 10 minutes walk. There is a spar, fruit and veg, butchers, pharmacy, hairdressers, barbers and Danish Bakery.

Public Transport - the bus stop is by the shops. Number 88 and 6 Bus into the city centre.

Shared use of kitchen/dining room and back living room. Share space in fridge and freezer. Utility room has washing machine and some drying space. In the summer there is a washing line to dry clothes outside.

Shared use of back living room to watch TV.

I have a large garden which backs onto woodlands, where there is easy access to the Peak District national park perfect if you enjoy walking or climbing. You are welcome to use the garden for recreation and growing vegetables, which has a gate leading to woodland and various footpaths.

Your privacy is respected but equally I am friendly and enjoy good conversations and humour.

I have two sons, 25 and 20. The eldest is not living at home. My youngest son returns home during university holidays.

I have two friendly cats that are shut in the kitchen at night where they have access to the garden via a cat flap.

I have a varied diet which includes many vegetarian meals.

The accommodation would suit a professional or mature student.

Bills Included are Council Tax, TV, broadband and Wi-fi, gas, electricity and water. I am on a water metre.
