I have an ensuite, so the main bathroom is mostly all yours, just guests etc would use it. It has a bath and shower.

Very large kitchen, it also has a dishwasher. Gas hob.

Very large living room with a TV with Sky included in the price of bills.

Your bedroom, the living room & spare bedroom all open onto a narrow private balcony that spans the length of the flat. There is also a communal balcony.

I try to be as incredibly clean & tidy, so I am ideally looking for a flatmate who is the same. I do have an occasional cleaner that comes at no extra cost to you.

I am really relaxed, social & considerate. I would like a flatmate I have things in common with & can do things with, so bonus points if you rock climb & need a belay partner.

The Mearns St development is really new, with Warehouse Gym literally a 23 second walk away. Union Sq & Union St both around 5 mins walking. It's really warm & really quiet. The views from both balconies are stunning.

Bills are £185 per month. This includes council tax, gas, electric, fast broadband, sky, tv licence, upkeep of communal areas.

The flat has free on street parking. Three of my previous flat mates had cars & had no issues parking.
