Please note I have put a maximum tenancy of 9 months. This is due to the house undergoing complete renovation in sept/oct time. This house is a little tired and badly in need of it

THE HOUSE
Its a 6 bedroom, 2 Bathroom between 4 floors. Big, pleasant living room with a corner couch, kitchen next door including washing machine, powerful wireless Internet and smoke/fire alarms.
In addition to this with have a picnic table in the front garden.

THE ROOM/PRICE/BILLS/DEPOSIT/LENGTH OF STAY
Single Room has small double bed, walk in wardrobe, desk and chair. You have a choice of 2 rooms. Middle floor or basement. Deposit is £270

Gas & Electric to be paid separately. I organise the bills and collect payment so no foul play goes on. These bills come in at roughly £30 per month paid every 3 months. It is far cheaper in summer though. However this figure could be well off with the increases in price

PETS
Small pets are ok but no cats or dogs please

FLATMATES
As the landlord, I always try to make sure I get the right chemistry in the house. Everyone is of a similar ilk with a wicked sense of humour whilst work fulltime. Mixed gender, currently 2 ladies and 2 guys

THE LOCATION & AMENITIES
Fantastic position in Burley! Its just off one of the main roads in Leeds (Kirkstall Road) and has silly easy access to the city centre via bus stops just by the house.
As for amenities you can find a Asda/Iceland/Greggs around 500 yards from the house. Also a few mins minutes walk from gym and Goals Soccer centre. If you can strain yourself an extra 3 min walk then you’ll be greeted with a retail park including Vue cinema. Headingley centre is only a fifteen minute walk away
