Double en suite in high spec apartment, no couples

We're looking for one new flatmate to join a flatshare in a 3 bed 2 bath apartment. The apartment is 4 years old, located beside the canal between Old St and Angel. It's on the 2nd floor (with 2 lifts) and has:

- an amazing tenth floor shared roof garden with 270 degree views around London
- gated complex with concierge, night time security patrol and CCTV
- underfloor heating with individual controls in each room
- double glazing / excellent insulation
- large private terrace
- communal bike store
- private, quiet canal-side courtyard

The room on offer is a double room with en suite bathroom. It has two double wardrobes, large chest of drawers, two bedside cabinets and 3 floor to ceiling windows, so very bright.

It's a bright, spacious, quiet and peaceful area, very well suited to working from home.

Bills are around 150 per person on average per month for everything (but likely to be higher in winter due to rising heating and electricity prices), on top of the rent, and deposit is only 4 weeks' rent (kept with an official company and your name goes on the certificate - the landlord will only make deductions for unpaid rent/bills, or significant damage).

The landlord is a non-profit housing company and very reliable and professional, with a dedicated helpline for repairs and on site management. We can choose whether to renew a full 12 month lease, have a 6 month break clause, or just continue on a rolling monthly contract. The landlord is super flexible and also fine with replacement tenants with one month's notice, only subject to a basic credit check - we've already done it numerous times with no trouble and there are no fees (credit check / contract change costs are £30).

Flatmates are a male lawyer in his mid 30s and a female consultant in her late 20s. We get along well and would like to keep a friendly environment that feels like we share our home together rather than everyone always keeping to themselves. Looking for a professional flamtate who is mature, tidy, considerate and tries to keep quiet at night or early in the morning (so not a place for parties or late night tv shows), but also sociable, easy going and not really a couch potato :)
