Room in lovely sunny Stoke Newington flat
2 bedrooms available in a spacious and sunny 3 bedroom flat. It’s the upstairs flat in a beautiful Victorian terraced house on a quiet residential street, minutes away from Stoke Newington Church Street with all its cafes and restaurants. Both of my current housemates are moving out (one’s moving to Australia, the other has just bought his own place) so I’m looking for two new people to share a home with.
There’s a large shared living room and kitchen with big windows and lots of natural light. The two rooms advertised share a bathroom, while the third bedroom (mine) has an ensuite. Both are large rooms, but the second bedroom is a little bit larger and has extra high ceilings. We have a great relationship with the landlady, which always helps - she’s already offered to pay to get the carpets professionally cleaned and bathrooms spruced up a bit as the tenants change over.
**One room (pictured) is available at the end of October (can be a bit later - flexible!), the other will be available on 17/18 November. I will put up pictures of the second room and the bathroom soon!**
LOCATION & TRANSPORT
We’re well connected, with easy access to Central London, the City, and all the other parts of Hackney of course. 10 mins bus to Finsbury Park Victoria Line & Rail, 12 mins walk to Manor House Piccadilly Line, 10 mins walk to Stoke Newington Overground, many bus routes nearby, and space for bikes in the hallway. Nearby supermarkets include Morrison’s, Sainsbury’s, and Wholefoods.
THE ROOM & MONEY STUFF
Room 1 (avail Oct) is furnished with a bed, wardrobe and sofa. Room 2 is furnished with a bed and clothes rail. However, the flat was originally only part-furnished so there’ll be some sort of fee for the new tenants to buy stuff off current tenants – around £70 each. Bills are not included in the rent and should be around £90-100. Landlady will cover any reference or contract fees.
THE HOUSEMATE(S)
I work at a university, love travelling, am obsessed with good food and drink, love cooking, also going to museums, the theatre etc. I also spend a lot of my free time rowing or in the gym, or watching Netflix on those lazy evenings. I’m originally from Austria, have lived in a bunch of places but have mostly been in the UK for 12 years now.
Looking for housemates who are quiet, clean and considerate, like to have a meal or drink together but don’t bring the party home. Prefer people looking for a long-term home, min 1 year. I’ve been here for nearly 3 years, housemates who are moving out have been here for 5 years, we’ve all loved living here. Whoever moves into the room available in October is obviously very welcome to help choose the third flatmate! If you like the sound of this, please send a message with some details about yourself and we can set up a viewing :)
Hope to meet you soon,
Sophie
