A fully furnished bedroom and bathroom will be available from 01/05/2026 onwards in a bright and well laid out newbuild.

Situated on Ewell Road, right next to a Sainsbury's Local. The flat is a 5 minute walk from local GP clinics, and an 8 minute walk downhill from door to train platform at Surbiton Station. A commute into Central London is a doddle, with 16 minute fast trains to Waterloo and 22/26 minute slower trains that call at Wimbledon, Clapham Junction, and Vauxhall too.

For those who haven't been to Surbiton before, it is Zone 6 but Central London is super accessible. Kingston town centre is a delightful 30 min stroll away by the leafy part of the River Thames, but brunch offerings are definitely better in Surbiton!

The current lodger is leaving after 2.5 years of happy flat sharing to move in with their partner.

You should be a professional between 25 to 50 years old who is keen to live in a fully functioning, 'grown up' home where, cooking/baking, podcasts, boardgames, and home gymming are appreciated, but drama (unless on screen) most certainly is not. All genders and orientations welcome, just be mostly human and be allowed to live and work in the UK.

The room to let contains a UK sized small double bed and Eve Sleep memory foam mattress, a chest of drawers, shelves on the walls by the windows, and a clothes hanger (not the wobbly metal tube kind) with shelving space. And a wall mounted long mirror.

You will also have sole use of the bathroom just opposite your room. It has a bath & shower (rain shower and handheld shower), toilet, sink, mirror/medicine cabinet that lights up, a heated towel rack and shelves.

There is also a wall mounted shoe drawer in the entrance hallway and a built-in coat wardrobe with additional shelving space that you will have shared used of.

There is a good sized, and well laid out open plan kitchen living room to share. (I set up a barbell and squat stands in here so there IS space)

The kitchen will be for shared use. There is large fridge/freezer combo, a dishwasher, a much loved induction hob and oven. A microwave, kettle, toaster and basically everything from a Le Creuset Dutch Oven to a pestle and mortar to cook with.

There is shared space on the floor to ceiling shelves in the kitchen/living room.

**PARKING** Unfortunately there are no spare spaces in the car park but the bays belonging to the businesses are free to use after 1700 until 0800 on weekdays & up for grabs on weekends, the nearest side street is only restricted between 1100 to 1400 Mon - Fri.
