***THE ROOM STUFF ***

We have a double bedroom available in a friendly and quiet flatshare on Ewell Road in Surbiton. The rent is £475 and bills approximately £130-140 mark> per month. Total per month approximately £615.

The room is free from 12th March 2026.

The room is furnished on the top floor, at the back of the property away from the main road.

If needed, it can come with:
Wardrobe
3 bed side drawers
Large drawers
The current tenant is taking their bed with them so you would need to provide your own bed frame and mattress.

The last tenant decorated the room before they moved in. The photos show the room before and after they painted. We are expecting the agency to paint the room before the next person moves in.

There is a large kitchen/dining area that makes up for the fact that there is no living room.

The flat is opposite the local Co-op, there are bus stops within a minutes walk, and Surbiton station is a 10 minutes walk away. Fishponds Park is right on our doorstep.

***THE MONEY STUFF***

The rent for the room is £475 per month.

Bill payments, covering the internet, gas/electricity/water and council tax, are approximately £130-140-ish per month each, so total is £615.

***WHO ARE WE?***

- We are Lia and Kevin, in our 30s and 40s. We have both lived in the flat for a few years, are friendly and easy to get on with.

This is a calm, stress free quiet shared flat and we would prefer someone who prefers that environment. If you like to party and be loud then this isn't the place for you.

We're looking for someone who is clean and considerate, easy going and drama-free to move in from the 12th March 2026.

The agency do not accept students, or couples.

***CHECKS AND DEPOSIT***
- Your name will be added to the lease so you must be able to provide a reference.
- The deposit is held as part of the Tenancy Deposit Scheme which is protected by the Government.
- The estate agents do require an ID check in person at their offices in West Hampstead for any new tenant to be accepted.
