We are looking for someone to take over our tenancy in May. Our current tenancy is in place until Mid October with a view for new tenant to take on a 12 month tenancy.

Rent is £889 per month and bills are approx an additional £350 (this includes Council Tax for two people and would be reduced for sole tenant).

The building is managed by Manchester Life, it's very modern, clean and well-looked after. Maintenance and facilities are really good. Pets allowed (with slightly higher pet deposit) and parking available if required. We currently have a parking space in the building car park for an additional £95 per month but you don't have to take this if you don't want. Alternatively there is free on-street parking behind the building.

The flat itself has an open plan living space, modern kitchen, bedroom, walk in wardrobe and ensuite. Flat is on the 7th floor with a partial view of the marina. We've had no trouble with noise / neighbours / usual rental issues. The flat is the usual Manchester Life standard spec, but will upload some more images shortly!

We are looking to move out the first weekend of May and the tenancy will be available to take over from Monday 09 May, but likelihood of being able to move things in over the weekend while we move out.

Would say the apartment is ideal for a young professional, mature student or couple. Next to all of Manchester's favourite places, Pollen, Sugo's, Jane Eyre. etc Close to General Store and Co-op for groceries and close to New Islington tram stop and Picadilly Station (10 min walk) for anyone commuting.

A very ideal, lovely flat and we will be sad to leave!
