Double room to let

I have a double room to let at my home.

The house is a peaceful and homely retreat, offering full access to all areas including the garden/ BBQ, Wi-Fi and parking available (off road). I have no passing traffic however.
It’s a 5-minute walk to the train station, with a quick 17-minute ride into Manchester Piccadilly.
Only 5 minutes by car to the M60.
9 miles from Manchester Airport.
Bus links are also available at the end of the road and 10 mins into Stockport.
I'm looking for a professional (male or female) – no parties or couples.
The room comes with a king-size bed and memory foam mattress and protector, ensuring comfort.. A double wardrobe, including a chest of draws and draws under the bed.
I also have ample loft space and a garden shed, which I’m happy to share.
Please note: I have a fluffy Persian cat called Freddie. Don’t worry, he won't bother you.
