Housemate wanted for cosy house just off Beech Roa

Hello!
We are Sophie and Freya. Our current housemate is moving out to live with her boyfriend, and we are looking for someone to rent out her room. You must be able to pay the rent from 1st Apr (that's when our housemate is paying up until), but you may be able to move in a little bit before if you need.

We have been here 1.5 years and love the house. We are quite a close house, and love doing dinners and watching films together. Also love a trip to the pub and nights out (gigs, events) and also festivals. Naturally, we also like a lot of peaceful time alone, and respect each others privacy.
We both work 9-5 office jobs so probably looking for someone doing a similar work pattern, but open to others. Freya works from home 3 days a week in her room, and Sophie works from home 2 days a week in her room or in the main living space. Happy with any work arrangement.
We have lots of friends in and around Chorlton, so if you're moving in Manchester you'll be welcome with open arms. We have people round occasionally in the shared space, and also sometimes have friends staying, so looking for someone who is ok with this.

We generally keep the place very clean and tidy, but also quite chilled with lots of things, and generally very good at just doing jobs as and when needed without a rota etc. We would expect you to contribute just as much.

As far as bills go, it's £127 a month for everything (council tax band B, wifi 200mbps, energy, water) that you'd pay to Sophie. We have the heating on a bit in the evenings for a few hours, but are relatively conservative.

Your room will be on the top floor of the house, so quieter than the other rooms. It's lovely and light with the sky lights and loooooads of room for all your things. There's a desk if you WFH and the wifi extends up. There's one toilet which is on the 1st floor. It's fully furnished, as is the house, with everything you need.

Our landlord, Ceri, is a private landlord and lives very close if you ever need anything. She's great.
We also have LOVELY neighbours who are a family of four. End of terrance on the other side.
