Tenancy take over in student house

Double room tenancy takeover in a student house of 5. You would be taking over a spacious double room with large windows and a bathroom right next door. You would be sharing that bathroom with only one other person. All furniture is in good condition, but the landlord has ordered replacements for all furniture except the bed frames.

The house has a garden, a garage, a kitchen, a living room, a TV, a dishwasher, and a washing machine. Rent is £151/week with bills included (£656.50/monthly). I am flexible on this price and would be willing to go down to £110/week.
3 months of rent have already been paid, with the next instalment due on the 14th of November. However, you can move in as soon as possible, even before the next instalment is due. I am flexible on price, so I would be willing to cover an extra month of rent for a tenant who is able to take over soon.

The other tenants are all University of Manchester 2nd years. Everyone is very easy to get along with and likes a good balance of going out and staying in.
