Unfurnished room available in Deansgate duplex

Hi!

We are Harry and Tobias, looking for someone to join us in our 3-bed flat in Deansgate as our current flatmate has just bought his own place.

The Flat/Room

The flat is spread across two floors and comprises:

• An open plan living room/kitchen (downstairs).
• A private terrace (downstairs).
• Large bedroom (downstairs, opens onto terrace).
• 2 smaller bedrooms (upstairs) with own balconies.
• 2 bathrooms (upstairs and downstairs).

I'll deal with the bad news first… The flat has unsafe cladding which is being replaced soon. Internal works are due to take place across the building from March-September this year, for which builders will be working in our flat for 5 days total. The external works will take place after this at some point but we don't have any further information yet. I just want to be open about this as, if this concerns you, it might not be the place for you!

With that out of the way, all I can say is this is my favourite place I've rented in Manchester - the flat is modern, bright and in a great location, well connected to most of Manchester. We've lived here about a year and a half now and, in spite of the above, are keen to stay.

The room available is the largest bedroom on the lower floor, which opens onto the terrace. The room is unfurnished but our old flatmate's furniture is in the photos to give an idea of what's possible! Rent is £700/month. If you prefer to pay less (or would prefer your own balcony, as we use the terrace as a shared area), I can also offer my room (slightly smaller, also unfurnished) for £675/month. Bills (electricity, internet, water, council tax - Band E) have been coming in at max. £160/month in the winter.

Harry, 28 - I work 9-5, Mon-Fri as a Civil Engineer, mostly in the office. In my free time, my main hobbies are sport and music. I enjoy swimming and cycling as well as the odd trip to the Peaks for a walk. I love discovering new bands and DJs and am always up for a gig or club night. I'm a keen amateur musician myself and dabble in music production as well as playing guitar and drums (I should clarify that I DON'T have a drum kit, but it is a hobby out of the house!).

Tobias, 29 - is a Data Analyst, also working 9-5, Mon-Fri, but is fully remote and works from home. He's an avid climber and you'll find him down the climbing gym most weeks, as well as enjoying the occasional hike. He's also into music - more electronic - so also gets out to see DJs etc.

Beyond these we're both generally just down for chilling/chatting/watching telly at home or down the pub - we do a fair amount together so you are more than welcome to join if that sounds good!
